The base package includes access to the property including the barn, wedding field, private sandy beach access, bathroom facilities, and parking lot from Thursday to Sunday plus a 3 night stay in the onsite Estate House and Couple's Cottage. It also includes 2 nights in our 10 new cabins for you guests and access to the Nest resort space.
We only do one wedding a weekend and you have access to the property Thursday - Sunday so you have plenty of time to set up or host your rehearsal dinner or a farewell brunch on the property as well!
We limit the number of guests on the property to 175 and recommend a tent for parties larger than 100 guests. The number of guests for a seated reception in the barn depends on many factors, including but not limited to, type of tables, band or dj, if there is a dance floor, if there is a buffet table, dessert table, bar or other displays, etc. The barn has 30’ x 50’ of open floor space.
We do not offer catering or bar services but have plenty of options to choose from on our preferred vendors list.
We require a licensed bartender to serve any alcohol. You may be able to supply your own alcohol depending on what your bartending vendor allows.
We have curated a preferred vendors list to help provide vendors well suited for our venue. It is not required that you used the preferred vendors on the list but we do require the approval of any vendors not on our list.
We do require having at least a day of coordinator. A full wedding planner is not required but is recommended to help with layout, decor, vendor coordination and timing of the day.
Yes! We have a brand new handicap accessible bathroom facility on site, so no need to spend thousands of dollars on bathrooms!
We have onsite parking for up to 80 cars. For larger weddings we recommend additional transportation services to accommodate guests.
We do not require a tent but do recommend one for parties over 100 in case of rain.
Currently the barn does not have heating or AC but we do have plenty of larger doors and windows to create a comfortable climate. We also have 2 patio heaters that can be used in the cocktail area.
Custom handcrafted cedar benches (and matching arbor) are included to seat up to 150 guests for your ceremony. We also include 6 high-top cocktail tables on the patio.
We know that every couple has a unique style so we do not provide other tables and chairs but can recommend rental companies that can help you pick out the perfect rentals to fit your style and budget.
There are several locations to hold your ceremony including the wedding field overlooking Sebago lake, in front of the waterfall in the courtyard, in the barn or at one of the local
Churches.
Yes, we do have beach access for guests staying at the Autumn Lane property. With the base package we also allow the wedding party access to the beach for photos. For other guests staying in the area there is a public beach a short walk from the venue.
Per local ordinance we ask that amplified music end at 10:30pm and guests not staying on the property have left by 11pm.
Yes, we love that you want to include your pet on your big day. We allow pets on a case by case basis and require an additional deposit for pets staying on property.
The couple's cottage is a 1 bedroom / 1 bath with loft space and can sleep 6-8. The estate house is a 4 bedroom / 3 bath and bonus room and can sleep 12-14. The one bedroom cabins have one bedroom (queen bed) and a small futon in the common room and can sleep 2-3. The two bedroom cabins have a one bedroom (queen bed) and a second bedroom (full or twin bunks) plus a queen pull out couch in the common room and can sleep 4-6.
The one bedroom cabins are $300/night and the two bedroom cabins are $400/night, both with a 2 night minimum that is included in the wedding package. Guests can also add extra nights at the nightly rate.

Yes the couple's cottage has been designed to be the perfect space to get ready with your friends and family. It includes a full salon bar with make-up mirrors and special lighting.
We require that rentals be broken down and stacked and all personal items, decor, florals and trash be removed from the property by 11am on Sunday. Check with your wedding planner and caterer to see if this is something they do for you!
Yes, we can typically accommodate adding an extra day on either side of the rental period. We also offer a late checkout on Sunday for an additional fee.
We do require event insurance, policies are typically very affordable and many times may be able to be added to a homeowners or renters policy.
